Why lenders care about DTI

Debt-to-income ratio is total monthly debt payments divided by gross monthly income. A DTI of 36% or less is generally seen as healthy, and many mortgage programs set limits around 43% to 50%.

Lowering DTI — by paying down balances or increasing income — can improve loan approval and interest rates. Lender rules vary, so check the specific requirements.
